A 50% deposit is required when booking. Full payment is due two weeks in advance of your stay and will be charged to credit card on file. If booking within two weeks of your stay, full amount will be charged.
Two-night minimum stay is required if checking in on Friday or Saturday.

Should you need to cancel your reservation, please provide at least two weeks notice by phone or email. With at least 2 weeks notice, a full refund less a cancellation fee of $50 will be given.
Cancellations made within the 2 week period will be charged for the full amount of the reserved stay unless we are able to rebook the room, in which case a full refund will be given.
Rooms are available for check-in by 3pm. Please note your expected arrival time when booking and call if you are arriving after 6pm.
Check-out is at 11am. Later check-out may be arranged if your room will not be occupied to the following night.

Do you Allow extra Guests in Rooms?
Rates are given for single or double occupancy and additional guests may be added to your reservation for $25 per additional guest per night.
The number of beds available and maximum occupancy in each room/suite can be viewed in room descriptions and when making your booking. A queen-size, raised, pillow-top air-mattress may be added in select rooms, please call to arrange.
Do you allow pets?
We may allow dogs or other pets by advance arrangement in select rooms or the cottage. A cleaning fee of $30 will be charged. If pets are left in the room while the owner is away, they must be kept in a crate. Please call to confirm availability if you would like to stay with a pet.
Can I use my cellphone in the area?
Verizon and AT&T provide local cellphone service. The signal is stronger outdoors and can be spotty inside the house. Verizon, AT&T, T-Mobile, and Sprint offer WiFi calling for some phones, and with some limitations. All four carriers (and other cellphones that use or roam onto their networks) have service in downtown Hot Springs.
Is there wifi at the house?
Free WiFi is provided and accessible in guest rooms, along with the Kitchen Cottage.
Is breakfast included in the price of a room?
Yes! A hot breakfast is served at 9am to all guests, and a continental breakfast buffet is also available starting at 8am. If you are staying in the kitchen cottage, you may choose to eat in the main house or have breakfast supplies provided.
Are there facilities to prepare food?
Mini-fridges are provided in suites, and space in a shared refrigerator is may be arranged. A microwave and toaster are available for use in the dining room. Hot water and a coffee pot is also provided.
The Kitchen Cottage has a fully equipped kitchen.
I have food allergies/I am a vegetarian/I have a special diet – can this be accommodated?
Yes! Please make a note when booking or call ahead to arrange. All food is prepared in a central kitchen.
